1. Browse the neighborhoods to decide which area of Rome will suit you and give you the experience you are looking for. If you are not sure, please contact us and we will help you decide. Just send us an enquiry with the activities you are most interested in and we will provide feedback.

2. Scan the apartment listings related to the neighborhood of your choice.
3. Select the apartment most suited to your requirements.
4. Contact us with your request for the selected apartment and your preferred dates.
5. We will action your request and provide feedback about apartment availability within 24 hours*.
*Sometimes the time difference with Rome will extend feedback timeframes, but we will endeavour to keep these to a minimum.
6. Once an apartment has been secured, we can confirm your booking upon receipt of a deposit.
7. Upon arrival in Rome, you will be greeted by a Roman Holiday staff member who will help you familiarise yourself with the apartment and its surrounds.
Terms & Conditions

Below are our Terms and Conditions, which are applicable to your rental. We remind you that if any apartment has special conditions, they shall take precedence over the following, if applicable.

Reservation Details
1. The Deposit
Until the deposit has been paid, no reservation can be guaranteed. After you have made a booking, a booking confirmation will be sent to you by e-mail with your name and the dates of your reservation. We ask you to print this document and have it with you upon your arrival.

2. Your Stay
Check-in is after 02:00 pm and check-out is 10:30 a.m. on the dates defined in the booking confirmation. If you arrive after 8pm, a late check-in fee applies. Between 8-10pm the fee is 25 Euros, and between 10-midnight the fee is 50 Euros.

3. Reservation Payment
a) 30% of the apartment rental is payable as a deposit to secure your booking. Payment options are PayPal, cheque, electronic funds transfers (EFT) and money order.

We will accept personal cheques made payable to ‘Cluster Corporation’. Bookings paid via this method will be confirmed once the cheque is cleared through the bank.

b) Final Payment
Final Payment is made upon your arrival and is accepted in cash only (Euros only).


Cancellations
Should there be any cancellation of a booking, even if replaced with another booking, the tenant shall pay the following penalties:

In the case of a cancellation more than 30 days prior to your arrival, no penalty will be paid and the tenant will be refunded the entire sum excluding transaction expenses (e.g. bank transfer fees etc.) and 40 Euro for administrative expenses.

In the case of a cancellation between 20-30 days prior to your arrival, the deposit will be non-refundable.

In the case of a cancellation between 10-20 prior to the arrival, the tenant shall pay 50% of the total rent.

In the case of a cancellation under 10 days of arrival, the tenant shall pay the entire rent owed.


Cleaning/Damages
The tenant will be shown the functioning of the appliances etc at the time of arrival in the apartment. You will be given all necessary information to be assured a comfortable stay. Once the tenant is given the keys, he/she becomes the caretaker of the apartment and it's contents. If the apartment and/or its contents are damaged or destroyed, the tenant should contact us immediately. As a result of any damage, the tenant's security deposit may not be refunded.

The tenant is expected to respect the surrounding neighborhood and to comply with the rules (if any) of the apartment building. A 200 Euro deposit is required upon check-in, which will be used to cover any extra expenses that might occur during the tenants stay. For example loss of keys is 30 Euro. At check-out, the security deposit will be returned, provided no damage occurred to the apartment or its contents.

The apartment must be left in good order. The garbage must be thrown in the garbage bins outside the apartment. 50 Euros are requested for the final cleaning of the apartment.


Liability
All the properties on our website have been carefully selected and photographed by our staff. If the tenant notices any irregularity from the description of the property, or should there be any problem, he/she should contact customer service immediately on phone +39 3 453542111 during business hours. (Monday-Friday, 9:00am-1:00pm; 3:00pm-7:00pm) and document in writing all complaints within 24hrs via e-mail to info@romanholiday.com.au. We will then co-ordinate a solution to the problem to ensure that you have a comfortable stay. We do not own any of the apartments on our web site, therefore we cannot be held liable towards contracting parties. The properties selected by us are composed of private apartments that are utilized as holiday rentals. The said properties cannot be classified in any internationally recognized category such as hotels, hostels, or resorts.
